At Fitzpatricks Real Estate our service guarantee response time to urgent maintenance is four hours.
What is considered urgent maintenance?
Under the Residential Tenancy Act, urgent maintenance is maintenance that requires same day attention. This can include:
- burst water pipes
- blocked or broken lavatory system
- serious roof leak
- dangerous electrical fault
- flooding or serious flood damage
- serious storm or fire damage
- failure or break down of the gas, electricity or water supply to the premises
- failure or breakdown of any essential services at the property such as hot water, cooking, heating, cooling or laundering
- or any fault or damage that causes the premises to be unsafe or insecure.
If you as a landlord have a preferred tradesperson, it is important that you notify us so the details can be listed on the tenants lease agreement.
When urgent maintenance matters occur outside of our office hours, tenants are advised to refer to the second page of their lease agreement. This page lists the tradespeople who have authority to arrange the necessary repairs required outside of our trading hours.
If urgent maintenance occurs during our office hours our team will attempt to contact you to advise of the situation. If you are unavailable we will action your preferred tradesman, or ours if yours is unavailable.
