General inspections are always scheduled within the first four months then approximately every six months thereafter. We are allowed a maximum of four inspections per year in accordance with legislative requirements. By law we are required to give you 24 hours notice before an inspection takes place but in general try to allow at least a weeks notice.
General inspections are not as detailed as inspections at the start of tenancy. A general inspection is more of a walk through, checking room-by-room that the tenant is keeping the property damage-free and reasonably clean.
We will take photos of the outside of the property. Please note we are unable to take photos inside the property showing the tenant’s belongings if the tenant refuses permission: this is in accordance with privacy legislation. Nor can we use photos of the tenant’s furnishings in future marketing, without the express permission of the tenant.
Any repairs reported or observed by us are noted and any other recommendations needed to assist you in keeping the property in the best condition possible.
Once completed, a copy of the inspection report will be forwarded to you by email. If there are urgent matters we will contact you directly.
It is important to attend to repairs promptly once reported, to comply with landlord responsibilities under tenancy legislation.
