Many people aren’t aware of the implications regarding insurance, if their property is vacant for an extended period of time. This applies to both vacant rental properties and owner occupied premises left vacant through relocation/sale or an extended holiday.
The time limit varies, but some insurers would refuse a claim, cancel the policy or increase the excess, for as little as one month’s vacancy. Some require the property to look “lived in” – providing proof that the lawns are regularly mown and the mailbox cleared, to accept a claim.
For peace of mind, we strongly recommend you contact your property insurer now and ask what their terms are in relation to extended vacancy. If something unforeseen occurs, you want to know you are adequately covered.
